A Guide To Selling Your Home In Summer

Property advice

Melbournians tend to have a certain spring in their steps when the warmer months arrive, but that doesn’t mean that selling your home in summer is an easy feat.

For many Melbournians, the arrival of daylight savings time in October is considered to be the earliest indication that summer is on the way. Given the year that we’ve all had, it’s no wonder why we’re all feeling a little more festive than usual at the prospect of ditching our North Face jumpers for al fresco dining, and after work dips in the ocean.

As a general rule, selling your home in summer has not been traditionally viewed as a good idea, as many potential buyers are too busy or too preoccupied with the upcoming silly season, and prefer to wait until after the Christmas period to tackle such tasks. However, given the current state of affairs linked to Australia’s extremely hot real estate scene, selling your home in summer suddenly isn’t such a bad idea after all, with Victoria in particular bucking this now stagnant trend.

One such example of this is the highly sought after Mornington Peninsula region. With many local real estate agents reporting that summer is actually their busiest time for sales, it’s no surprise given that living by the beach adds a certain appeal when the weather is warm. People visiting Mornington are generally in ‘vacation mode’ and are in turn more relaxed, making for a great mind set when inspecting potential abodes. By the time settlement rolls around in February or March, many buyers actually don’t mind purchasing a home over the Christmas period after all – but how can a seller make the most of this approach?

Five Tips For Selling Your Home In Summer

If you ask just about any real estate agent or savvy property investor, it’s no secret that the timing of listing your property can make a significant difference to the price you receive, and how long it stays on the market.

While selling your home in summer has not traditionally been regarded as an advisable time frame, there’s substantial pent-up demand amongst buyers from just about all walks of life. There’s simply not enough properties on offer in the sales pool, and since so many have made concessions on the type of property they’re willing to purchase and the price, the inconvenience of a potential move around Christmas seems almost irrelevant – but how can sellers make the most of this?

Keep Buyers Cool – If you can’t control the temperature in your home with an air conditioner, make sure your blinds are shut up until inspection time to keep the hot air out. Buyers who are physically uncomfortable in sweltering heat are not going to give your home the attention it deserves, so even consider scheduling inspections in the morning to avoid this as well.

Harness Natural Light – Opening your curtains or blinds will make smaller rooms feel more spacious, which is particularly important given that most of us have been cooped up and stuck inside for the majority of the last two years. If you don’t have a large garden area, this also helps the home to feel bigger and connected to the great outdoors.

Spruke Outdoor Living – Now that we’re finally allowed to entertain friends and family at home, pay careful attention to your home’s outdoor living areas. The last thing that many of us want to do during summer is stay inside, so ensure that you have an area dedicated to outdoor living that’s both comfortable and practical for when guests come over.

Summer Decor – If you’re serious about selling your home in summer, then remove heavy curtains, rugs and cushions in darker colours and replace them with a lighter and brighter palette. Try bright and bold or a palette of tropical lagoon blues, and don’t discount the power of a good scent when it comes to reminding buyers why your place is where they want to be.

Curbside Appeal – A home’s exterior is much like the cover of a book, setting the stage for what’s inside. While the first impression of your home does count, it’s also very important to pay attention to the lawns and gardens both at the front of your property, as well as the areas hidden behind the dwelling itself. Summer means that people flock outside, so make yours count.
