Despite the Gippsland region’s pristine beaches, lakes, mountains and winter snow, forests, lush vineyards and gourmet villages, Warragul resident Meika Nielsen was at a loss as to why her home had sat on the market for over twelve months without any serious offers.
The arrival of Covid-19 certainly didn’t help the matter at hand, and so Meika opted to remove her property from the sale listings and wait until the many realms of real estate settled down. However, after spotting an advertisement for Emergency Services Property Advisors in the TPAV Journal (The Police Association Victoria), Meika was curious as to how the services available worked. With the majority of her confidence lost in the entire selling process, Meika knew she had nothing substantial to lose, and made the call to get in touch with ESPA.

ESPA Director Luke Lawlor was all too familiar with Meika’s story, he explained to her that it didn’t have to be like this. Armed with over two decades of industry experience, Luke explained his approach as a property advisor, which is based on six core pillars –
1. Extensive research on property prices
2. Agent selection
3. Eliminating wasted costs
4. Keeping it stress and risk free
5. Getting clients the highest price
6. Guiding clients through to settlement

As a completely free service, Meika began working with Luke almost immediately. To her surprise and relief, once her home had hit the market again – they received their first offer in under two weeks. So what did Luke and the team at ESPA do to shift Meika’s fortunes? According to Meika, it was a combination of experience, getting back to basics, and putting her best interests first.
“He chose the agent for us, which was a massive relief in itself. Luke looked at all the agents in our local area that had experience selling homes in our price range, and then selected a handful of agents who he believed had the best sales records. Luke then interviewed them and narrowed it down to two agents who he thought would be best and presented that to us and we went with who we thought was best.”
For Meika, one of the most appealing factors about Luke’s services as a dedicated emergency services property advisor is that it comes at no cost to his clients, and is also available to retired members of the industry as well. While he takes a 50% share of the agent’s costs, Luke then donates 20% of his fee to an industry charity of his client’s choice. By ensuring that a portion is redistributed back into the industry he serves, to Meika – it was evident that Luke believes in the power of community, and wouldn’t hesitate in working with him again.
“Luke had some good advice – and it worked for us. He’s just awesome to deal with and if I sold a house again, I wouldn’t even consider not going through him. Thanks Luke!”
